Unlock Top Dollar: Pro Home Inspection Insights Every Corinth Buyer and Seller Should Know
- By David Josh, Founder of Resolution Realty Group
Buying or selling in Corinth, Texas? One decision can dramatically impact your deal: the home inspection.
I’m David Josh, founder of Resolution Realty Group. After helping clients all over the DFW area—including right here in Corinth—I know exactly what to look for and how to use the home inspection process to your advantage.
Corinth offers a wide mix of properties—from ’90s-era homes in established neighborhoods to newer builds in expanding developments. No matter the age or size of the home, one thing is certain: a detailed inspection can save you money, protect your investment, and help you negotiate from a position of strength.

Let’s start where problems often begin—the foundation. Like most of North Texas, Corinth is built on expansive clay soil that shifts with weather and moisture. That means foundation movement is common. I look for stair-step cracks, sloping floors, and doors that don’t shut right. These signs may seem small but can hint at major structural issues. For buyers, it’s about knowing what you’re walking into. For sellers, it’s about fixing concerns before they derail a deal.
Next up: the roof. Texas weather throws everything at us—hail, heat, and heavy rain. That kind of exposure wears on roofs over time. During inspections, I check for missing shingles, flashing issues, water intrusion, and storm damage. Even cosmetic flaws can become powerful negotiation tools or warning signs if ignored.
HVAC systems are another major player. Many Corinth homes still have original units that are past their prime. I assess the system’s age, maintenance history, and performance. A failing system isn’t just uncomfortable—it can become a serious expense. Buyers need to know what to expect, and sellers should be prepared to either address it or adjust the price accordingly.
Electrical issues can range from small fixes to deal-breakers. We often see missing GFCIs, outdated panels, or amateur wiring jobs. I help clients sort the urgent from the cosmetic—so you’re not surprised when the inspector’s report comes back.
Plumbing matters, especially in homes built before the 2000s. We check for leaks, rusted piping, low pressure, and signs of poor drainage. And if the house has any history of backup issues, I’ll often recommend a sewer scope to catch anything lurking underground.
Drainage is a hidden threat. When water doesn’t drain properly around the home, it can wreak havoc on the foundation. I evaluate grading, downspouts, and how well water flows away from the home. It’s a simple detail that can prevent costly repairs later.
Then there are pests. Corinth sees its fair share of termites, carpenter ants, and other wood-destroying insects. I always recommend a termite inspection—especially for homes with decks, wood siding, or fences. Catching an infestation early can save thousands and avoid big surprises at closing.
Don’t forget energy efficiency. Homes from the 1990s and early 2000s may lack the insulation, windows, or appliances that modern buyers expect. I help sellers highlight energy-saving upgrades and help buyers understand which changes will make the biggest impact on comfort and cost.
